Manufactured Homes: Information You Need to Know

Manufactured Home Information

Modular homes are no longer what they once were, especially when you consider mobile homes for sale or rent. These days, prefabricated homes are often referred to as manufactured homes, because they are manufactured in a controlled environment, and they are very unlike the trailer houses, modular homes and mobile homes of our fathers'. Once linked with shoddy housing for the destitute, today prefabricated homes are practical solutions to the biggest event in your life: purchasing your very own home. Mobile homes are practical, energy efficient, built to industry standards, and most importantly, mobile homes are economical and popular solutions.

Modular homes have changed considerably since the "trailer" days. These reliable, factory-built prefabricated dwellings offer more construction details and quality features than you may have thought possible. New homeowners can really custom-design their homes with the evidently endless category of available options.

Over 25 million people from sea to shining sea have made the decision to make a prefabricated house their home of choice, and by the time you read this post, other people may feel the same way.

Many national prefabricated home lenders have prefabricated home loan programs in their arsenal which offer purchasing options to well-qualified applicants to secure a new or used prefabricated house, or, to refinance an existing prefabricated house. Modular home loans that are offered for homes that are on leased land such as a mobile home park are known as "chattel mortgages" and prefabricated homes that are setup on their own land and the lender is financing both the prefabricated home and the land in the same loan, is a real estate mortgage. Interest rates are typically higher and loan terms shorter for chattel mortgages because the lender is at higher risk when securing the real estate with the prefabricated home.

A lot of people prefer living in prefabricated homes as opposed to traditionally constructed homes. Modular homes are largely cheaper in price than traditionally constructed homes. Modular homes can be designed and produced to the owner's wants at a more comfortable price than building a traditionally constructed structure. Plus, prefabricated homes afford the owners the flexibility and freedom of moving the home to another location without really having to leave "home" behind.

However, regular or prefabricated, all homes are prone to damage. Modular homes are occasionally more susceptible to certain kinds of damage than regular homes, principally in areas prone to tornadoes, hurricanes, or even hail. It is much easier for a tornado to damage a prefabricated house than it is to pick up a regular brick structure. Therefore, just like regular house owners, prefabricated house owners should consider getting home owner insurance rates for their prefabricated homes.

A house is a home, no matter if it is a regular brick home made from the ground up, or a prefabricated home you have selected and had customized to your specific needs. Therefore, just because your house is a prefabricated home does not mean you do not need a home owner's insurance policy for protection.
